The Phase I ESA report does not include any physical testing of a property. The intent of the Phase I ESA is to provide the customer with one of two findings:
1. There are NO environmental concerns associated with the property.
This is what everyone hopes will be the outcome of the ESA (us too, we want our customers to be happy!). When a Phase I ESA finds no issues then purchasing, selling, and refinancing proceed without the added speed bump and expense of addressing a possible environmental issue. The professionals at All Phase Environmental do their best to reach this conclusion while still meeting the requirements of the ASTM Standard.
2. There ARE environmental issues associated with the property.
Sometimes, there really are environmental issues at a property. These are most often due to: subsurface storage of hazardous materials or petroleum products (like Underground Storage Tanks (USTs) or clarifiers); known releases or visible contamination due to poor housekeeping; current or past operations that included the use of chemicals that are pervasive even when properly stored and managed (such as dry cleaners or metal plating manufacturers). Although the ASTM standard does not require us to provide you with specific recommendations, we will!
